Before the First Rains Arrive: 5 Checks for Roofs, Terraces and Balconies

September is the ideal time for a preventive waterproofing check. While the weather is still good, small signs of damage can be identified before they develop into bigger problems.

September may still feel like summer, but it is the right time to check the outdoor areas of our homes.

A crack on the roof, a damaged joint on the terrace or a blocked drain may not seem worrying today. Once the first heavy rains arrive, however, it could lead to damp and more serious damage.

  • Cracks and surface damage: Look for new cracks or existing ones that appear to have grown, as they may provide a path for water to penetrate the surface.
  • Existing waterproofing: On exposed roofs, check for blistering, peeling or other visible signs that the waterproofing layer has deteriorated.
  • Joints and tiles: On terraces and balconies, look for damaged joints and cracked or loose tiles, particularly in areas frequently exposed to water.
  • Drains and water outlets: Remove leaves and other debris and make sure rainwater can drain freely without pooling.
  • Junctions and signs of damp: Check where floors meet walls, parapets or pipes. Stains, salt deposits, blistering or peeling can also be warning signs of moisture problems.
